Despite the pandemic and the war in Ukraine, the Polish market for warehouse space has recorded a systematic increase in demand, and Poland is assessed as a safe country to invest in logistics. The total stock of modern warehouse space in Poland at the end of December 2021 amounted to over 25 million sq m. with a vacancy rate of only 3.72% nationwide.
“In 2021, we again witnessed the breaking the new records in the Polish warehouse market. We have recorded several spectacular lease transactions for over 100,000 sq m, where again the e-commerce segment and logistics operators turned out to be the most active players. The good market conditions supported the construction of new warehouse space. The costs of materials and work power, which have been increasing since the second half of 2021, indirectly affect the increase in initial rental rates. The Polish warehouse market in 2021 proved that every record can be set anew”, says Anna Głowacz, Director of the Industrial and Logistics Department, AXI IMMO.
According to developers’ announcements, there is 4.8 million sq m of space under construction in the warehouse market. (+ 152% y / y), which will hit the market in 2022. Most of the new supply will be delivered in Lower Silesia (823,000 sq m), Upper Silesia (780,000 sq m), Central Poland (770,000 sq m), Warsaw and the surrounding area (698,000 sq m) and in Poznań (558,000 sq m). Therefore, it is highly probable that at the end of this year there will be nearly 30 million sq m of warehouse space in Poland.
The market will continue to be stimulated by the development of tenants from the e-commerce segments and logistics operators, which will optimize the time of delivery of goods to end-users and the construction of regional distribution centers in former voivodeship cities. Experts also expect the continuation of eco trends understood as meeting the assumptions and conditions of ESG (Environmental, Social and Corporate Governance) and further green certification of warehouse buildings.
