Russian invasion triggered Poles’ interest to buy real estate in Western Europe

Russia’s invasion of Ukraine encouraged Poles to consider buying apartments and houses in Western Europe. This increase is shown not only by the analysis of Internet trends (Google Trends) but also by the latest data from the snsh.pl portal. According to it, the interest in buying a “second home”, located in Western Europe, increased even tenfold.

Karolina Kaim, President of the Management Board of Sunshine by High Level, told urbanity.pl that “the war at our neighbours’ territory scared us, but it also gave us a strong impulse not to postpone the realization of dreams”.

In her opinion, the distance from the home country is what counts for the client now, because for many people close proximity is no longer perceived as safe. Besides, there are no other rules.
“For several weeks now, a huge increase in interest in buying real estate in the West and South of Europe has been observed. In the case of Spain, this is a tenfold jump,” claims Karolina Kaim.

“Interest in buying real estate outside Poland is crazy. People are even starting to list some of their properties to sell and buy in Portugal, Spain, Italy”, wrote on Twitter a few days ago Tomasz Narkun, a real estate analyst.

Poles most often look for cheap real estate in the west and south of Europe, where the prices start from EUR 100,000. However, there is also a large group of customers who ask for high-class properties.

“In the last month, we sold as many flats and houses as previously for the entire year. The offers are sold out on the stump, just a few days after the advertisement is posted. However, not only Poles are buyers. So, it can be said there is one big sale out in Spain right now”, said Andrzej Bursa, sales specialist at Carisma, which mainly offers real estate in the Iberian Peninsula.

Apart from Spain, the most popular destinations are Portugal, Italy and France. The data of the snsh.pl portal indicates that Poles are more likely to choose real estate located in continental Europe than islands, due to the direct road connection with Poland.
